Luxury brands knowing they can attract an ultra-wealthy clientele have been branding hotels for years; now luxury housing is the newest branding venture. Virgin, Versace and Bulgari are ready to splash their name on the most luxurious new properties.

“Originally, branded residences were simply residential developments linked to an adjacent hotel. However, the provision of hotel services is now only part of the concept,” says Liam Bailey, head of Residential Research at Knight Frank.

Real Estate Investors May Be Cautious After Tax Increase

Real estate investors may not be as excited about branded real estate projects, however. Investors, eyeing the recent tax increases in the U.S. are holding back from investing in large branded developments.

One luxury real estate developer known as Yoo, has already designed branded homes, hotels and commercial projects in 37 cities, with labels such Marcel Wanders, Jade Jagger, and designer Anouska Hempel.

Knight Frank researched the impact of branded and non-branded property developments in 17 global cities and discovered branded real estate properties were nearly one third more valuable than similar projects in the vicinity. Branded projects in nearby Puerto Rico have a 43 percent higher value than comparable properties.
