Getting Your Miami Home Ready for Sale

HomeMortgage1Before you list your home for sale, you’ll need to make certain that you present it to its best advantage. In getting your Miami home ready for the market you may need to make some interior and exterior changes, or fix a few things up that buyers will zero in on and use as leverage to lower the price.

Keep in mind the following list of items that experienced real estate attorney Isaac Benmergui often sees as key points that could cost you a few thousand dollars in your sale:

  • Clutter. It collects on shelves, counter tops, drawers, closets,
    garages, attics, and basements. You may not be able to see it as readily as a buyer, so ask a friend or a family member to identify what they may see as clutter. Then organize it, or put it away. Clutter makes a home seem smaller than it is. You want buyers to think they are getting more for their money.
  • Plumbing and Fixtures. Clean sink fixtures so they look shiny and new. Replace them where needed. Make sure all faucet knobs turn on and off easily and there are no leaks; washers are inexpensive to stop drips. Remove porcelain stains in sinks, toilets and tubs
  • Ceilings, Walls and Painting. Check every ceiling and wall for stains, dirt, and paint chips. Sometimes a new coat of paint is all that’s needed. Choosing an off-white color makes your rooms appear bigger and bright.
  • Carpet and Flooring. Clean the carpets. If the carpet is old, worn and torn, consider replacing it with something inexpensive in a neutral color. Repair or replace broken floor tiles.
  • Windows and Doors. Make sure all windows and doors open and close easily.
    Oil anything creaky or difficult to open and shut.
  • Exterior. What’s the curb appeal of your home? Is the landscaping tidy? Do you have clutter in the backyard? Is the garden hose neat? Does the front door to the home present well? Is the garage clean and organized?

This list is not all-inclusive, but it is a good starting point to ready your home for listing. Your realtor can also point out any areas of concern that may affect the listing and selling price of your home.
