How to Shake the Competition in a Seller’s Market

seller's marketSpring is in the air, and so are the homebuyers. It’s solidly a seller’s market again this year and multiple offers and bidding wars are the name of the game. But what if there was a way you could thin out the competition?

There is.

February through September is the high season for home selling. That’s when the most home sellers list, and the market is at its height. But the spring and summer buying season is overhyped for a few reasons, so if you’re willing to wait, you can score some good deals.

Most people plan moves in the summer simply because that’s when the kids are out of school. They want to be in place by Labor day so the kids are settled when school starts. People who don’t have kids know that if their home is still on the market after Labor day, then it will probably be awhile. And that’s where this gets good for you, the buyer.

Homeowners listing in the non-peak season are generally serious sellers. They aren’t trading up or testing the market. This time of year is not the advised time, or the convenient time, to sell. Likewise, buyers who are out trudging around in the brown days of winter aren’t exactly on a pleasure cruise either. They are serious.

So what you have during the non-peak season are two parties who mean business. The flippers aren’t shopping because they know inventory is down and there’s not as much selection. Trade-ups aren’t out because it’s not the best time to sell their current home.

Just because it’s down to the serious parties doesn’t mean you shouldn’t put your best foot forward, however. It’s still a hot market overall and there is still competition. Get pre-qualified, know your seller, cut contingencies where possible, pre-inspect and make sure your offer is spotless. But at least if you do all that during the non-peak season, you may get a home you like a little sooner.
