Commercial Real Estate Confidence Returns to Miami

In a move that Miami real estate experts are touting as the “return of banks’ and commercial real estate investor confidence,” UBS is offering the luxurious Fontainebleau Hotel in Miami Beach as a single asset commercial mortgage based security, or CMBS. Such a move in the commercial real estate world hasn’t been seen in more than 10 years, as other properties are usually bundled with the largest property in order to mitigate the risk for buyers.

The buyer of a single-asset property takes on less debt than if several properties were involved. Fontainebleau’s prestige and landmark status makes it a particularly attractive property to foreign investors looking to garner a property once frequented by Elvis and Sinatra.
