Ever the savvy investors, New Yorkers began Miami real estate buying sprees in mid-2011 when prices were low. Those that wanted to wait it out for a few more months are finding they’re paying 15 to 20 percent than they would have last year.

Some New Yorker are even relocating their businesses to the Miami area, finding Florida’s lack of state income tax and homestead protection attractive assets, in addition to the year-round warm sunshine.
