Working above the garage, living over the store, or commuting from a high-rise condo to a plaza-level office is coming back in style in South Florida and other parts of the country. Think of the savings! Little or no gas, eligibility for reduction on the car insurance, no strict dress code, ability to set your own office hours, and the downside is…???

Whether a small shop or a law office, decades ago, small business owners lived near, above or adjacent to their business. The practice kept costs low, the owners were able to keep an eye on the place and hours revolved around convenience to the customer as well as the business owner. Walking to work is coming back with high gas prices and the desire to make exercise part of the daily routine instead of taking time out for those hours alone.

For now the biggest concern might be the zoning. Most buildings in downtown Miami were zoned for mixed-use; in Fort Lauderdale the opposite is true.
